What a Roof Costs Per Square Here
Roofing is priced by the square, and a square is 100 square feet of roof surface, not floor space. A 2,000 square foot house does not have 20 squares of roof; pitch and overhang push the real number higher than the floor plan suggests. On our instant estimator, architectural shingle runs about $475 to $500 per square and standing seam metal runs about $900 per square. Those are all-in rates: materials, labor, tear-off of the layer we scoped, disposal, and overhead.
What those rates do not include is decking nobody has seen yet. Soft or rotten plywood under the old shingles is a separate line, priced after the tear-off exposes it, because no one can price it honestly from the driveway. A contractor who quotes decking sight unseen is either padding the bid or setting up a change order later.
Worked Examples at 15 to 30 Squares
Most houses we reroof in Jacksonville and Onslow County land between 15 and 30 squares. Here is the straight multiplication, which is the point: the rate is public and the math is not hidden.
- 15 squares: roughly $7,125 to $7,500 in architectural shingle, or about $13,500 in standing seam metal
- 20 squares: roughly $9,500 to $10,000 in shingle, or about $18,000 in metal
- 25 squares: roughly $11,875 to $12,500 in shingle, or about $22,500 in metal
- 30 squares: roughly $14,250 to $15,000 in shingle, or about $27,000 in metal
What moves your house off that straight line is the square count itself, and the square count is a measurement question rather than a guess. That is why the estimator asks about footprint, stories, garage, shape, and pitch before it shows you a range.
What Actually Changes the Number
- Pitch. A steep roof is slower, needs more staging and fall protection, and covers more surface per square foot of floor below it.
- Shape. Valleys, dormers, and a cut-up roof plan add waste, flashing, and labor that a simple gable never does.
- Stories. A two story roof costs more to load, stage, and clean up around than a ranch with the same square count.
- Penetrations. Chimneys, skylights, and a row of plumbing stacks each need flashing detail done by hand.
- Layers. A second layer of old shingles doubles the tear-off labor and the dump weight.
- Access. A tight lot, a fenced back yard, or a long carry from the driveway all add hours.
Why Coastal Bids Run Above National Averages
A roof in Onslow County is built to a different standard than the one a national cost calculator is averaging. The high-wind nailing pattern uses more fasteners per shingle and is slower to install. Fasteners and flashing have to stand up to salt air rather than just rain. Drip edge, starter course, and balanced ventilation are not upsells here; they are what makes the manufacturer wind rating mean anything once the wind actually arrives.
It also means a price you read for North Carolina as a whole is not a price for your house. Raleigh is not on the water, and a statewide average blends a climate that never sees a named storm with one that plans around them. If a search result gives you a single number for the state, it is guessing.
What Is Not in the Per Square Rate
- Decking replacement where the old deck is soft, delaminated, or rotten
- Resetting or replacing skylights
- A second or third layer of old roofing beyond the layer that was scoped
- Structural repairs to rafters or trusses
- Gutter replacement, which is its own scope and its own price
Every one of those is written as its own line when it comes up, with the price stated before the work happens. The point of a per square rate is that the predictable part of the job is predictable; the point of writing the rest down separately is that you can see exactly what changed and why.
Why 3 Tab Is Not on the Price List
The estimator does not show a budget three tab tier, because we do not put three tab back on a coastal roof. It is a lighter, shorter-lived product on a coast that already shortens shingle life, and the savings on the material invoice get spent again on the next replacement cycle. Architectural is the baseline reroof here, and metal is the upgrade we price on the same roof so the comparison is visible.
